Scope of Tranche 2 for Brisbane agencies
The designated service is assisting in the buying or selling of real estate. That captures vendor-side, buyer-side and dual-agency work for sales. Property management remains out of scope under the current Act. Auctioneers running auctions on behalf of a vendor are providing the same designated service as the listing agent.
The obligation attaches to the legal entity, not to the office. A single ABN agency operating across Brisbane CBD, Toowong and the Gold Coast enrols once and runs one Program. A franchise group where each office is a separate ABN sees each office enrol separately.
Queensland market dynamics worth planning for
Interstate-buyer activity is particularly heavy in Brisbane's inner suburbs and on the Gold Coast. Interstate buyers do not trigger enhanced due diligence in the way offshore buyers do, but documentary verification can be slower (interstate ID, harder to capture in person) and CDD timelines need to start at file-opening, not in the settlement week.
Developer-vendor activity on house-and-land projects across Logan, Ipswich, the Sunshine Coast and the Gold Coast hinterland generates corporate-trustee vendors that need beneficial-ownership capture down to the natural person. Caltury's customer form branches accordingly.
Setup pathway for a Brisbane agency
Sole-principal agencies sit on the Starter tier (A$99/mo). Boutique agencies of 2 to 5 agents sit on Practice (A$249). Multi-office groups sit on Firm (A$499) or higher. All tiers cover the full obligation set; the tier choice reflects the number of named users on the account.
Implementation time is typically 4 to 8 hours of operator time over the 14-day free trial. That covers enrolment preparation, Program generation, customer-form configuration, sanctions screening run against an imported existing client book, and a practice-run of a sample transaction.
- Sign up, no credit card required for 14 days
- Import current vendors and buyers by CSV
- Generate enrolment for AUSTRAC Online lodgement
- Configure the Program with the agency principal as Compliance Officer
- Run sanctions screening across the imported book
- Practice a sample transaction end to end
Common questions
Does Caltury support agencies operating on both sides of the QLD/NSW border?
Yes. Customer records and reports are unified at the organisation level regardless of which state the transaction sits in. The Program covers the designated services your agency provides, not the state in which they are provided.
We work mostly with interstate buyers. Anything specific?
Interstate buyers do not require enhanced due diligence by default, but remote-ID verification is generally needed. Caltury uses Stripe Identity which supports remote verification against the AU Document Verification Service. There is no requirement for the buyer to physically present in your office.
Can our sales agents access Caltury from their phones at open homes?
Yes. The application is mobile-responsive. Sales agents can create a customer, kick off identity verification and check screening status from a phone at an open home or auction.
Does Caltury offer the Founding-10 discount?
Yes. The first 10 paying customers across Caltury get 50 percent off their chosen tier for three years. The current count and program details are on the founding page.
